Gate construction is complete at all three entries into Delta Coves — Sandy Lane, Edgewater Drive and Delta Coves Drive. All gates will be held open seven days a week for construction and model park visitor traffic and closing nightly at 6 p.m. When the gates are closed, they can be opened by entering your household’s unique PIN, key fob or transponder, or by the BluREMOTE app. Each gate’s exit opens automatically when a car approaches.

How will DCMC obtain funds when it is time for a major improvement?
For community associations, reserve studies are widely used to provide a high-level detail of the exact specification for each association owned capital item, its life expectancy, and the projected cost to maintain/replace in a future year using future cost projections. In California, these projections for capital reserves are required by California Department of Real Estate (CADRE) and are calculated based on CADRE guidelines.
Delta Coves Maintenance Corporation has contracted with Browning Reserve Group to complete our reserve study. In addition, there are national standards used to calculate the life expectancy of the roadway and sidewalks.
DMB Development has a history of successfully funding a community association reserve account and has maintained private roadways in a number of their communities, including Silverleaf and DC Ranch in Scottsdale, Martis Camp and Lohantan in Truckee, and Kukui’ula in Kauai.
When will the gates be operational?
All gates are operational as of June 2024. Gates will remain open during business hours for model and construction traffic. All gates will close at night.
Will the gates keep out pedestrian traffic?
The gates will limit vehicular traffic on Delta Coves’ roads. Pedestrian traffic will continue to be allowed along the sidewalks and trails.
Will the gate entry be secure?
Yes, gates will operate by scanning your key fob or vehicular transponder; you may also access the gates through the BluB0X app. In addition, security cameras will record the surrounding area and license plates of all vehicles entering and exiting. The gates will not be staffed.
How will my guests/contractors/deliveries enter?
Our gates come with a state-of-the-art access technology called BluB0X. Your guests will call you when they have arrived, and you will use your app to grant them access. Or, you may give them access to your household’s unique PIN code.
Will I have to wait if my neighbor’s guest is waiting at the gate for entry?
No, each gate will have a side bypass for residents to fast pass through, should a guest be waiting.
Do the homeowners, DCMC, pay for the gates?
No, DMB Development paid approximately $1.2 million for manufacturing and installation of gates as well as re-landscaping the surrounding entrance.
Will the gates have an attendant?
No, the gates will be unmanned. You’ll access through your vehicular transponder, key fob, facial recognition, or remote app access.
What about emergency vehicle access?
Emergency vehicles have transponders and fobs. They can also pull the emergency pin to open gates in an emergency.
How do we handle unknown cars sneaking in or being abandoned?
Neighbors will join together and keep an eye out. DCMC will take care of unwanted parked cars by alerting the proper authorities or having cars towed at the owner’s expense.
The $25 dues increase will be held by DCMC, what guarantees the residents that the DCMC will not take this money out for other use?
That money is specifically reserved for the streets. California law states that this reserve cannot be used for anything else.
When do you anticipate that the gates will be closed during the day?
Until all homes are sold, and the models remain open, all gates will be open during business hours. Our goal is to also aim construction traffic through a specific gate. Gates are closed Monday to Friday from 6 p.m. until 7:30 a.m., around the time when contractors begin arriving. On Saturdays and Sundays, gates will open up at 9:30 a.m. for model home traffic.
Will there be an emergency contact that can open the gate if we can’t get through?
Emergency services will have emergency access to all gates. They won’t ever be kept out. The gates are designed with four ways to get in: your Island Camp gate key fob, your vehicular transponder, a household’s unique PIN, an incoming facial recognition software, and the BluSKY remote access app.
Each gate also contains an emergency release to be used by emergency personnel and battery back up in the event electricity goes out.
