Envisioning a community

Shortly after water flooded the lagoon, paving the way for future homeowners, the Great Recession hit the country and one of Delta Cove’s original major investors shuttered its doors. When the housing project resumed in 2017, DMB Development was brought in to build a vision for Delta Coves as a community and not just a home site.

With a serene lagoon, water-front property, and access to hundreds of miles of waterways, DMB knew Delta Coves would be something special. Together, investors and developer worked to build a community-centric neighborhood in a ‘last of its kind’ location on Bethel Island.

What is the Delta Coves Vision?

Developing a new Master Planned Community involves more than simply constructing houses and implementing rules about paint colors. DMB Development creates club-style communities focusing on the people — encouraging them to build meaningful relationships with their neighbors. Delta Coves is no exception.

With homes situated along the water — either within the coves or on the peninsulas — residents can connect with others through the walking trail, on the water, or meeting up at one of the community parks or Island Camp.

Although Delta Coves may have fewer homes compared to similar communities developed by DMB Development, the sense of togetherness weaves through the neighborhood. Island Camp is filled with gathering spaces throughout, grass lawns, game tables (pool, anyone?), a small boat bar, sports courts, and a lap pool.

Homes within Delta Coves are designed to fit the water-meets-nature coastal aesthetic, steering clear of the monotony often found in master-planned communities. Builder design teams worked closely with DMB Development to offer a diverse range of options, featuring expansive glass facades, porches and shaded verandas along the waterfront side of each property.

Homes feature a palette muted blues and soft greens mixed with luxurious creams, greys, and tans to blend with the scenery. Stone and wood appear in accents and paneling. Native plants and trees are planted to warm home exteriors, provide privacy, and create shaded walkways.

Even amidst the greenery, the true highlight is the lagoon. Each home is designed so that it’s visible and from both inside and out.

While Island Camp is the physical heart of the community, the people who live within Delta Coves bring the energy to the neighborhood. The board of directors, Community Life team, and resident leaders work together to build a community where neighbors want to thrive together.

Community leaders run clubs that bring together individuals with similar hobbies. Love to read? Enjoy pickleball? Savor wine? Relish cooking for others? There’s a resident club for that.

And if there isn’t, there can be. Community Life can walk you through starting a new club and promoting it to your neighbors.
