Board member qualifications
Per the DCMC governing documents, board members must meet the minimum qualifications outlined in the election rules (section 6.1). While not the exhaustive list, these include being current on assessment payments and a record owner on a lot within the community. Note that joint lot owners cannot serve at the same time or run in the same election.
All elected board members must agree to abide by the code of conduct and social media and communications policy.
Board member qualifications
The director role can be broken into three categories — knowledge, time, and decision making. All three come together to create a productive board of directors.
Knowledge
Delta Coves governing documents — the CC&Rs, bylaws, and other amendments and agreements — provide the base for managing the community. Board members should be at least familiar with the documents and what they do, as they partake in enforcing guidelines and formulating and adopting new rules.
Time
Decision making
As a team, the board comes together to propose and adopt policies and procedures and approve the annual budget and strategic plans . The board maintains responsibility for reviewing and approving service contracts for insurance, community maintenance, and management. Board members must be ok with making decisions, sharing their opinions to other board members, and asking thoughtful questions for clarification.
Beneficial traits
Just like most other roles within an organization, common traits arise when reviewing successful board members. These individuals need to be able to maintain discretion in discussing association business.
Directors should have an interest in serving Delta Coves and fulfilling the vision of the community. They need to be able to listen to their fellow residents and hear the good with the bad, while upholding the governing documents. Directors should make a point to be involved in the community — from attending community events to interacting with neighbors on walks or visits to Island Camp.
