Developer update: June 2023

On June 15, Delta Coves Community Life hosted a Neighborhood Café—a conversation with Delta Coves’ General Manager Nick Taratsas. He discussed recent development completions and upcoming projects including the play park structure and water campus.

Yes, there will be both a road connecting the cottages to Delta Coves Drive and a boardwalk path.

Currently, the dog park is planned along Windsweep Drive across from Island Camp’s entry gates.

They will be removed during pile driving season, beginning Aug. 1, 2023.

The sidewalks and roadways will be repaired prior to the Developer leaving the property. There are not any current dates for repairs.

No, the Developer would not consider replacing the sand volleyball court. That decision would be made by the Association’s Board of Directors.

The Developer will activate the secondary arms that will keep cars entering one at a time.

The models are sales tools and will be brought to compliance prior to the builders selling them to a private homeowner.

PG&E will schedule the installation of the electrical meter.

The gate at Sea Drift Drive will only be for emergency and Association vendor access.

No, the Developer celebrates families and families gather at Island Camp. The dog park’s current location is planned along Windsweep Drive across from Island Camp’s entry gates. The Association’s Board of Directors may choose to relocate or add another dog park in the future once the Developer is no longer developing Delta Coves.

DMB will consider selling or leasing to entities looking to create a business that will benefit Delta Coves.

The Developer has reminded the builders to abide by the county building requirements.

The Developer is working on a plan to ensure the growth necessary to reduce dust remains on lots.

The sidewalks along empty lots can be mowed to create a clear walkway for walkers.

The developer clears the aquatic vegetation and riprap for the builders once as they take over the lot. The builder will clear the lot again prior closing escrow with the new homeowners. The Association will require the aquatic vegetation to be cleared should it become a nuisance.

The Developer is reminding the builders to educate their subcontractors on property rules and will work with the Association for appropriate penalties for violators.

Blue Mountain owns those lots and there is no current date known to begin selling or building on those lots.

Pulte will build their cottages along that parcel. There is no current beginning date for construction.

There are eight cottages guest parking spaces dedicated in Island Camp’s parking lot. An estimated 47 parking spaces will eventually be painted along Windweep Road. There are plans that still need county approval for overflow parking in the parcels below Windsweep Road.

Construction has already begun with removing landscaping irrigation and repurposing landscaping. The entire new entry should take about one year to complete.
