To shed some light on these guidelines, we’ve put together quick answers to common rental FAQs.
What is the minimum lease duration for a rental property?
The minimum lease for a rental property in Delta Coves is 30 days.
Why are short-term leases not allowed in Delta Coves?
Delta Coves is defined by its diverse residents who not only know each other but are personally and emotionally connected to one another and the community. It's a place to put down roots and celebrate traditions that bring neighbors together year after year.
When it becomes a place where tenants are here for a very short while, it becomes much more difficult to foster that special community connection.
Can I rent out a room in my home?
Can I post my home for rent on a site like AirBNB or VRBO?
While short term rentals are prohibited in Delta Coves, you may advertise your home still on home vacation rental or short-term lodging sites as long as the listing meets the community rules.
Homes cannot be used for the operation of timeshares, fractional ownerships, or similar programs, where participants rotate usage of the property.
What rental signage is allowed?
One rental sign may be placed in the front of the property and may not exceed 24" x 18". It must be removed once a tenant has moved into the home.
Rental or for sales signs are not allowed on the side or back of the property — including the dock, deck or riprap.
Do I need to let Delta Coves Maintenance Corporation know I am renting out my home?
Yes. The property owner must notify the Delta Coves Maintenance Corporation within 10 days of signing a residential lease. Please use the new tenant registration form to submit tenant information and copies of all signed documents related to the lease.
Can tenants register for the website?
Yes. Tenants may register for the resident website, deltacovesresidents.com, so they can get information about neighborhood events, clubs and groups, and other activities. The property owner must submit the new tenant registration form before the tenant registers for the resident site.
Note: Once the new tenant registration form is completed, the tenant listed will receive an email inviting them to register for the website.
I bought a multi-generational home, can I rent out a separate area such as an in-law suite or extra room?
Do tenants have access to resident-only amenities at Island Camp?
Yes. Renters may have access to the same amenities as the property owner.
How do tenants get access to resident-only amenities at Island Camp?
Owners can give their amenity access fobs and vehicle transponders to their tenants or tenants may purchase their own after registering for the resident website.
Tenants must follow all amenity rules and regulations.
What if I believe there is a property in the neighborhood being used as a short-term rental?
If you believe a property is being used as a short-term rental, you may report it to the Delta Coves Community Life team through the community concern form.
Keep in mind, while your Delta Coves Community Life team won't actively share the name of who made the complaint, California law requires homeowners the right to due process. Without evidence of the violation, disciplinary hearings cannot be held. If you're reporting a violation, you'll need to include your first and last name, which could be shared with the involved party in the event the violation goes to the Board for a disciplinary hearing and the violation cannot be independently verified by the Delta Coves Community Life team.
What if I'm having a problem or notice concerning behavior with tenants at a rental property in the neighborhood?
If you witness criminal activity or have a complaint related to noise disturbances, disruptive gatherings, etc., please contact the Contra Costa County Sheriff by calling 911 or their non-emergency line, (925) 646-2441. If you have concerns related to the condition or upkeep of the rental property, please submit a community concern form.
