Delta Coves’ General Manager Nick Taratsas joined Community Life at the Neighborhood Café on July 12 to provide residents with an update on the progress of the community buildout. Taratsas spoke of building achievements and ongoing projects since the last Neighborhood Café in June 2023, as well as provided an outlook on future projects to enhance the community and relieve some resident pain points.

Vehicular gates
All gates are completed and operational except for the Edgewater gate's barrier arms. While the contractor waits for the replacement part, the arms will remain up. Gates will be held open during business hours for construction and home sales.
Walking trails & landscaping
The walking trail around the entire property is almost completed. Enjoy approximately 3 miles end to end of walking from just outside your door. Community landscaping is finished everywhere except along lots 484 to 495. The plants may look small now, but the trail will be very lush as they mature.
Playground
The play structure is complete; however, tables or additional seating for caregivers may be added in the future.
Cottages parking
The builders are responsible for the damaged sidewalks and will be completing repairs in phases. Community Life will do its best to notify affected residents as soon as they are given repair dates.
Sidewalk repairs
Yes, an overflow lot has been identified and will be built out — most likely in 2025. Street parking along Windsweep Road is also an option — even without the spacing lines painted.
Dog park
Yes, a site has been identified and the dog park will be built off of Windsweep Road before the end of 2024 as long as there are no delays. The plan outlines space for both large and small breeds to play separately.
Trailer parking
Yes, trailer parking will be built out with the dog park project. The projected completion for this project is by 2024 year end.
Water campus
As part of the emergency action plan agreement between BIMID and DMB Development, two one-million-gallon tanks must be built within Delta Coves. These will hold reserve water to supply the community in the event an emergency restricts movement from the island.
Q: Security
The developer is considering hiring overnight security to support Island Camp.
Q: Retail
Retail cannot be placed in empty homesites. Retail establishments require a larger residential footprint to support a successful business — which isn't possible behind our gates.
Q: Anchor Bend park
Anchor Bend park will not be replaced by trailer parking, as trailer parking will be built along Windsweep Road — with an expected completion date of Q4 2024.
Q: Home builders
No - none of the builders are withdrawing from the community. All builders maintain their engagement and commitment to sell homes within the Delta Coves community project.
